Services

Three ways we protect a project.

Every engagement starts the same way — understanding what the building has to do, what it can cost and what could go wrong. Where we come in depends on how far along you already are.

01

Construction Management

We hold and direct the subcontracts, run the schedule, control the budget and report to you. A CM-led, subcontractor-driven delivery that gives you a professional manager without paying a general contractor's overhead and markup on every trade.

Best fit Owners who want the trades bought competitively and managed professionally, without a GC's fee stacked on top.
What's included
  • Scope development and bid packages
  • Subcontractor solicitation, vetting and selection
  • Master schedule, three-week look-aheads and sequencing
  • Line-item cost tracking against the original budget
  • Change order review and negotiation
  • QA/QC, punch list and closeout
  • Warranty coordination after occupancy
02

Owner's Representation

You already have a general contractor or a design-build team. We sit on your side of the table and hold them to the contract, the budget and the schedule you signed.

Best fit Owners and developers who need an experienced check on the contractor they already hired.
What's included
  • Contract and buyout review before you sign
  • Pay application review against actual progress
  • Independent schedule and change order auditing
  • Site observation reports written for you, not the file
  • Design intent enforced in the field
  • Owner decision tracking so nothing waits on you unknowingly
03

Preconstruction & Budget Validation

Before you commit the capital. Real numbers, real durations and the risks nobody volunteers during a pursuit.

Best fit Owners and developers deciding whether a project pencils before the money is committed.
What's included
  • Conceptual and trade-by-trade estimating
  • Constructability review of the design set
  • Schedule feasibility and long-lead identification
  • Existing conditions and unknown-condition allowances
  • Value engineering that protects design intent
  • A go / no-go read you can take to your lender
Specialties

Two kinds of work we know unusually well.

These are not separate services. They are the conditions we have spent the most time in, and they change how any of the three above gets run.

Occupied & Phased Renovation

Hospitals, clinics, offices and buildings that cannot shut down. Nine of our founder's ten healthcare projects were built around live clinical operations — operating rooms, pediatrics, behavioral health and labor & delivery running while the work went on.

  • ICRA planning, barriers and enforcement
  • ILSM — interim life safety measures
  • Phasing built around operations, not around us
  • After-hours, weekend and night sequencing
  • Staff, tenant and patient communication protocols
  • Dust, noise and vibration mitigation
  • Temporary power, HVAC and egress planning

Multifamily

Five multifamily buildings bought, renovated and still owned, plus ten residential renovations before them. That means budgets that account for what you actually find behind the plaster, and a schedule managed to a rent-ready date rather than to substantial completion.

  • Unit renovation, gut rehab and building conversion
  • Feasibility and unit yield studies
  • Existing conditions assessment and hazmat scoping
  • Change-of-use, code and egress navigation
  • Budgets that carry the unknowns honestly
  • Phasing around units that stay occupied
  • Delivery sequenced for lease-up, not just for the certificate

How We Engage

Three ways to work together.

The right structure depends on the project. We will tell you on the first call which one actually fits, including when the answer is that you do not need us yet.

Monthly or hourly

Owner's Representation

A fixed monthly fee for ongoing oversight, or hourly for shorter engagements and second opinions. Easiest way to start if you are not sure yet how much help you need.

Percentage of construction cost

Construction Management

A CM fee on the work we hold and direct. You see every subcontract and every invoice — there is no markup buried in the trades.

Fixed fee

Preconstruction

A defined scope with a defined price. If the numbers say walk away, you have paid for the answer and nothing more.

Not sure which one you need?

Most owners are not, and that is a fine place to start. Bring the project and we will tell you where it actually sits.
